Korea’s First PC Modular Apartment Demonstrates Superior Soundproofing in Uiwang

On April 17, 2025, a showcase event was held at NRB’s Gunsan factory for Korea’s first PC modular apartment complex—Uiwang Chopyeong A-4BL, a pioneering public housing project led by LH (Korea Land and Housing Corporation). The complex features 22 stories, making it the tallest modular apartment in the country. This project is the first in Korea to use PC (Precast Concrete) moment-resisting frames in modular housing, offering outstanding performance in both floor and wall soundproofing.

Compared to conventional RC (Reinforced Concrete) construction, the modular approach shortens construction by approximately 4 months (114 days), while also reducing carbon emissions, construction waste, and on-site safety risks.

The A-4BL site will offer 381 units of integrated public rental housing, developed through a private sector participation model. The apartment types (26㎡, 36㎡, 46㎡) were showcased with features such as expanded balconies, ceiling heights of 2.7m, ceiling-type air conditioners, and storage-optimized layouts. POSCO’s 100% prefabricated PBU (Prefab Bathroom Unit) system was also used, ensuring durability during transport and easy installation.

Recent performance tests confirmed the units achieved:

• Grade 1 for light-weight floor impact sound

• Grade 2 for heavy-weight floor impact sound

• Grade 1 for inter-unit wall sound insulation

Additionally, the project integrates energy-efficient technologies (Zero Energy Grade 5) and new plumbing methods to reduce living costs and noise disturbances.

The Ministry of Land, Infrastructure and Transport has announced plans to introduce a special law for modular housing (OSC: Off-Site Construction) to align regulations with industrialized building methods. Research for this legislation may begin as early as this month.

LH plans to expand modular housing deployment with new projects in Siheung, Jeonnam, Wando, and Goheung this year, in line with its ‘2030 LH OSC Housing Roadmap’.
